Mr. Partridge is currently the CFO for WindMass Capital, having joined in November 2023. He has over 30 years of commercial real estate industry experience. As the CFO, he is responsible for the oversight of third-party management company financial reporting as well as their processing of all accounting transactions, including the rent collections, debt service payments and all other payables for each property. He also is the primary contact with third-party tax and audit companies. Maintaining corporate books for the parent company is his responsibility. Evaluation of capital needs for each investment property and the preparation of capital calls falls into his purview. He also is the primary contact for all banking relationships. Additionally, he provides strategic counsel to the owner.
Prior to WindMass, he was the CFO for Alpine Start Development LLC (fka Eitches Management Group). As the CFO, he was primarily responsible for the preparation of financial statements for all investment properties and entities, interaction with the tax preparers, coordination of all banking activities, and corporate reporting. He also prepared any capital call analysis and distributions for investors. He reviewed and helped negotiate legal documents and provided strategic counseling to owners.
Prior to ASD, for 3 ½ years he was the CFO for International Capital LLC, a small boutique real estate investment company that catered primarily to German and other international investors who wanted to invest in US real estate. Prior to International Capital, for 2 years he was the CFO of Tricom Real Estate Group, a private startup organization that acquired distressed retail properties. Prior to that role, he was the CFO for Coyote Management LP for over 13 years. Coyote was a start up operation that sourced real estate deals, raised capital to purchase the deals, managed and leased the properties, then provided an exit strategy for investors. Coyote’s investments were strictly retail properties, primarily enclosed regional malls. As CFO, he hired and trained an accounting staff, directed on-site property managers regarding capital projects, budgeting, forecasting and property operations. He was also the point person with lenders and financial partners and provided direction for all banking & cash management decisions, real estate tax appeals, and legal needs.
For over 8 years prior to Coyote, he was the Vice President of Asset Management for Lend Lease Real Estate Investments Inc. (fka Equitable Real Estate Investment Management) and 5 years prior as the Director of Accounting / Finance. As an asset manager, he managed a portfolio of over $650M in aggregate of commercial real estate assets across retail, office, hotels, multi-family and industrial sectors, with a specialty in the retail sector for the last 4 years. In this position, he was responsible for negotiations and approval of leases, annual capital expenditures, investment risk analysis, development of long-term strategies to enhance the value of assets, annual budgeting, and presentations to clients. In his position as Director of Accounting / Finance, he was responsible for the preparation of financial statements for over 100 equity investments for all property types.
As a member of the Board of Directors for TIER REIT Inc. (formerly a NYSE listed company) for over 13 years (2003-2016), he provided independent oversight for a $2B portfolio of office building investments across the country. He was chairman of the audit committee, member of both the nominating & compensation committees, as well as on the special committee formed to oversee the internalization of the company from the sponsor organization.
He started his career at Arthur Andersen & Company where he was in the audit department for 2 ½ years. He graduated with a Bachelor (Cum Laude) and Master Degree from the University of Mississippi. He is a CPA in the state of Texas, as well as a Certified Commercial Investment Member (CCIM) and Real Property Administrator (RPA).
